Nationwide, we saw an increase in home sales in October that we haven’t seen in several years. Some analyst are anxious to see if the market can stand on its own once the current $8,000 first-time buyer tax credit expires in June, 2010. Hopefully by then, we will continue to see job loss continuing to slow. The most recent report saw job loss decrease.</span></p>
<p><span style="FONT-SIZE: small; FONT-FAMILY: Calibri">In <a href="http://www.charleston.com/" target=_blank><font color=#b85b5a>Charleston, SC&nbsp;</font></a>the area received some great news when <a href="http://www.boeing.com/" target=_blank><font color=#b85b5a>Boeing</font></a> announced a move that will initially create over 3,000 new jobs. We look forward to working with <a href="http://www.boeing.com/employment/" target=_blank><font color=#b85b5a>Boeing</font></a> and its employees as they look to find homes in our great city.</span></p>
<p><span style="FONT-SIZE: small; FONT-FAMILY: Calibri">According to multiple listings data, there have been 8,544 sales in 2009. This is only a difference of 14% from 2008, which is an increase from 33 % during the middle of 2009. We have seen some great activity in the months of October and November. At <a href="http://www.drewsineath.com/" target=_blank><font color=#b85b5a>Drew Sineath &amp; Associates</font></a>, we closed 15 transactions in two months. Sales on homes selling under $100,000 is up over 12% in 2009 compared to 2008. We are also seeing overall inventory come down. With over 16 months of inventory on the market, just over 10,600 units, the absorption rate is lower now than this time last year. We saw a 19-month inventory of homes in December 2008. The seller is receiving on average 95% of their list price!</span></p>
<p><span style="FONT-SIZE: small; FONT-FAMILY: Calibri">In <a href="http://www.cityofgoosecreek.com/" target=_blank><font color=#b85b5a>Goose Creek, SC</font></a> sales between $300,000-349,999 are up 44% in 2009! We are carrying almost exactly the same number of homes on the market now (617) as we did in December 2008 (616). How amazing is that! Sellers in Goose Creek are receiving 98% of their list price. The inventory is down to nine months in the areas of <a href="http://www.americantowns.com/sc/goosecreek" target=_blank><font color=#000000>Goose Creek, SC&nbsp;</font></a>according to stats pulled from MLS.</span></p>
<p><span style="FONT-SIZE: small; FONT-FAMILY: Calibri">So don’t wait! If you are a buyer looking to buy – do it before prices and rates go up. <div><strong>$20.3 million in investments planned</strong> - Three companies plan to invest $20.3 million in <a id="k-jb" title="Lexington County" href="http://www.lex-co.com/">Lexington County</a>.&nbsp;
The companies want the county to give them a 6% fee-in-lieu of taxes
instead of the normal 10.5% industrial tax rate.&nbsp; Flextronics of
America plans to invest $12 million in the Solectron Corp. complex in
the <a id="ja06" title="Columbia SC Homes For Sale" href="http://www.lexingtonscrealestateguide.com/columbia-real-estate.html">Columbia SC</a>&nbsp;&nbsp;Metro
Airport Enterprise Park. The number of jobs this will create was not
released.&nbsp; Flextronics designs, builds, ships and services electronics
in 30 countries on four continents.</div>

<div>Husqvarna Professional Products and Midway Logistics plan a $8.3
million investment, creating 33 new jobs here.&nbsp; Midway Logistics would
lease Husqvarna a 176,400 square foot facility in the Lexington-Calhoun
counties industrial park.&nbsp; They make forestry, lawn and garden and
construction products.</div>

<div><strong>Lexington plans more parking downtown -</strong> Lexington Town
Council voted to buy the old Lexington Interfaith Community Services
property on North Church Street for future surface parking downtown.&nbsp;
The town had set aside $2.3 million in 2007 for a parking structure to
go along with a hotel, shops and restaurant that attorney Bert Dooley
has been trying to finance.&nbsp; Monday the council voted to use $1.44
million to buy the North Church Street properties including the old
LICS building in the former Liverman Hospital and use the remainder of
the money to pave it for parking.</div>

<div><strong>$1 million for Chapin athletics </strong>- The Irmo-Chapin Recreation Commission wants to borrow $1.03 million to buy 30-40 acres for athletics in the <a id="qaky" title="Chapin area" href="http://www.lexingtonscrealestateguide.com/chapin-real-estate.html">Chapin area</a>. </div>
<div>The commission is retiring debt and would sell the bonds for a
similar amount.&nbsp; This will not raise property taxes, sale Elizabeth
Taylor of the Irmo-Chapin Recreation Commission.&nbsp; The commission has
not yet identified the land.&nbsp; If we can buy it for less than the $1.03
million, we will use the remaining money for maintenance and repairs of
the other facilities.</div>

<div><strong>County transit committee urged </strong>- County officials want
government and business leaders to identify future public
transportation needs.&nbsp; The public transit planning committee was
recommended after the county held a transit summit at the Lexington
Town Conference Center October 16. "Lexington County needs transit to
address issues of growth, traffic congestion, economic development, air
quality and quality of life," Lill Mood of Chapin wrote in a summary of
the summit's findings for Lexington County Council.&nbsp; The summary
included four recommendations:</div>
<ul><li>County Council should appoint a committee of council members and citizens to explore solution.</li><li>The committee would recommend to the council steps to take and means of accomplishing them.</li><li>The committee would study Charleston County's methods of paying for public transit and road needs.</li><li>The county should sustain the limited transit now serving the county.</li></ul>

<div><strong>48 unit senior complex planned for Lexington County </strong>- More
senior housing is set to come to Lexington.&nbsp; Lexington Town Council
gave initial approval Monday for a 48 unit senior apartment complex on
Library Hill Lane behind the Lexington Library.&nbsp; Pebble Creek will
offer apartments to anyone 55 years old or older, developers told
council.&nbsp; An on-site beauty salon is also planned for the three story
complex.</div>

Nationwide, we saw an increase in home sales in October that we haven’t seen in several years. Some analyst are anxious to see if the market can stand on its own once the current $8,000 first-time buyer tax credit expires in June, 2010. Hopefully by then, we will continue to see job loss continuing to slow. The most recent report saw job loss decrease.</span></p>
<p><span style="FONT-SIZE: small; FONT-FAMILY: Calibri">In <a href="http://www.charleston.com/" target=_blank><font color=#b85b5a>Charleston, SC&nbsp;</font></a>the area received some great news when Boeing announced a move that will initially create over 3,000 new jobs. We look forward to working with Boeing and its employees as they look to find homes in our great city.</span></p>
<p><span style="FONT-SIZE: small; FONT-FAMILY: Calibri">According to multiple listings data, there have been 8,544 sales in 2009. This is only a difference of 14% from 2008, which is an increase from 33 % during the middle of 2009. We have seen some great activity in the months of October and November. At <a href="http://www.drewsineath.com/" target=_blank><font color=#b85b5a>Drew Sineath &amp; Associates</font></a>, we closed 15 transactions in two months. Thanks to our wonderful clients and to all of those folks who have referred us business!</span></p>
<p><span style="FONT-SIZE: small; FONT-FAMILY: Calibri">The average day on market for residential sales is only 103 days, while the average sales price is $229,647. Sales on homes selling under $100,000 is up over 12% in 2009 compared to 2008. We are also seeing overall inventory come down. With over 16 months of inventory on the market, just over 10,600 units, the absorption rate is lower now than this time last year. We saw a 19-month inventory of homes in December 2008. The seller is receiving on average 95% of their list price!</span></p>
<p><span style="FONT-SIZE: small; FONT-FAMILY: Calibri">In <a href="http://www.cityofgoosecreek.com/" target=_blank><font color=#b85b5a>Goose Creek, SC</font></a> sales between $300,000-349,999 are up 44% in 2009! We are carrying almost exactly the same number of homes on the market now (617) as we did in December 2008 (616). How amazing is that! Sellers in Goose Creek are receiving 98% of their list price. The inventory is down to nine months in the areas of <a href="http://www.americantowns.com/sc/goosecreek" target=_blank><font color=#b85b5a>Goose Creek, SC&nbsp;</font></a>according to stats pulled from MLS.</span></p>
<p><span style="FONT-SIZE: small; FONT-FAMILY: Calibri">So don’t wait! If you are a buyer looking to buy – do it before prices and rates go up.
